The Beaver Power Building
| The Beaver Power Building was erected on the northwest corner of Fourth and St. Clair Sts in downtown Dayton in 1910. It was built by Dayton businessman Frederick Phillip Beaver and provided factory space for the newly formed Dayton Engineering Laboratory (DELCO), the company created by Charles Kettering and Edward Deeds after Kettering's invention of the electric automobile starter. |  The Beaver Power Building shown in its heyday. By the 1990s, however, the 139,000 square-foot, five-story Beaver Power Building was nearly vacant. Its only tenant was the Gem City Key Shop.In 1998 the building caught the attention of California developer George Hennen and an $11 million plan emerged to convert the vacant warehouse into 104 loft-style apartments.
